Grand Timber Lodge Property Information
Quarter 1 2025
Letter from the Assistant General Manager
Greetings from your family in Breckenridge!
The ski season is in full force, and the town is booming! Snow is falling, and Winter is in full swing! Breckenridge and the rest of Colorado are set for another great season. The trails are in great shape, and the whole mountain is open, so come up soon. If you are not a skier or boarder, there are plenty of other fun events both on the property and around town. Make sure to swing by our concierge desk for a list of current on-property activities and local events!
Here is what is going on around the property:
- The seasonal block program was executed in all units on the property. The team took extra care and consideration during this block season, knowing that Spring 2025 will be an untraditional timeline for blocks with the bathroom refreshes taking place in Building 1 and 2.
- The holidays brought Santa to the property again this year for a photo shoot with lots of happy families. The Activities Team provided many holiday trees to help enhance the holiday atmosphere.
- We added a bank of lockers to charge electric bike batteries in the Building 5 breezeway. With the large uptick in bikes being brought to property with flammable lithium-ion batteries we wanted to give our guests an alternative charging location than their rooms. These lockers each have an outlet built in and have the ability to set your own unique code.
- The Engineering team has completed the project to retrofit LED lighting in all hallways, which will reduce electric bill costs.
- We replaced the living room lamps in every unit on property. These additions will brighten up the space and add a fresh touch to each unit’s living area.
- Our occupancy through the first three weeks of winter has been at record high levels, with the vast majority of our stays continuing to be happy owners!
- Day Use booking times have slightly changed- Grand Timber Lodge owners can book their Day Use parking reservations 7 days in advance starting at 7:30 a.m.
- Home Owners Association meetings are right around the corner! If you haven’t already, you can opt to go paperless for your HOA meeting notifications by setting your Communication Preferences on Grand Central.
We welcome your feedback and suggestions on how to make Grand Timber Lodge a better place for you and your family. You may always send ideas to eli@grandtimber.com for consideration!

Important Owner Reminder
Some of our valued BGV owners have recently reported unsolicited cold calls, letters, and emails from companies offering fractional real estate ownership exit options. Unfortunately, some of these companies are not legitimate, so we encourage you to promptly report any suspicious forms of communication to BGV’s Accounts Receivable Management Team at 888-783-8883 Ext. 3048.
Here are some basic indicators and tips from the Colorado State Attorney General’s Office to help protect you from potential scams:
- You receive unsolicited offers with promises such as, but not limited to “We have a buyer for your ownership” or “We guarantee you will make a large profit on the sale.”
- The reseller or transfer company only uses a PO box or other mail forwarding service and won’t provide a physical address.
- You are asked to make an immediate and/or up-front payment by wire transfer, money order, or prepaid gift or money card.
- Refuse to pay for appraisals, inspections, or other services – scammers use these to avoid state prohibitions on collecting up-front fees and these services are rarely needed to complete an ownership resale or transfer.
- The offer suggests an upcoming significant increase in association dues, or other expense increases.
- Be wary of any solicitation or offer of purchase that requires you to use a resale, transfer, or escrow company of the buyer’s choice.
We recognize that there are times when an owner needs to exit their fractional real estate ownership, and are pleased to offer the following safe and responsible exit resources: https://www.bgvgrandcentral.com/resources/ownership-transfer/. In addition, please feel free to contact BGV’s Accounts Receivable Management Team at 888-783-8883 Ext. 3048 if you need further assistance.
