Grand Colorado on Peak 8 Property Info
Letter from the General Manager
Greetings from Breckenridge!
Summer is arriving in the Rockies, bringing longer days, vibrant wildflowers, and endless opportunities to enjoy the outdoors. As the snow melts from the peaks and trails begin to open across Summit County, Breckenridge transforms into a hub of hiking, biking, festivals, and mountain adventures. Whether you’re exploring Main Street, taking in the scenery from a scenic chairlift ride, or simply relaxing and enjoying the fresh mountain air, there is something special about this time of year in Breckenridge.
The warmer months bring a full calendar of local events and activities across Summit County. Farmers’ markets return in June, featuring fresh produce, artisan goods, and live music. The Breckenridge Sunday Market begins June 7 at Main Street Station and The Village plazas, followed by the Dillon Farmers Market on June 5 and the Breckenridge Farmers Market on June 18 at the Exchange Lot on Washington Avenue.
Food and beverage enthusiasts won’t want to miss the Breckenridge Agave Festival, taking place June 26–28. This unique event celebrates premium tequilas, mezcals, and Mexican cuisine through tastings, educational experiences, and culinary showcases in the heart of the mountains.
Looking ahead to early July, Breckenridge will host its annual Fourth of July celebration featuring the Independence Day Parade, Firecracker 50 Mountain Bike Race, live music, a drone show, and a wide range of family activities. The town will also debut its first-ever Wildflower Week from July 2–12, celebrating peak bloom season with guided hikes, educational programs, family activities, local art, live music, and botanical-inspired food and beverage offerings.
Resort Updates
We’re excited to share several projects and enhancements completed around the resort to improve both the appearance of the property and the overall owner experience.
Our Engineering team recently completed a full restriping of the parking spaces throughout the garages. This project was completed entirely in-house and has greatly improved visibility, organization, and ease of parking throughout the property. We are incredibly proud of the team’s work and the finished product. We have also updated and improved some of the furniture on the courtyard grilling patio between Buildings 1 and 2.
In addition, we have been refinishing select cubbies, nightstands, and dressers throughout the resort. By restoring these furnishings rather than replacing them, we have been able to extend their lifespan while maintaining the quality and appearance owners expect.
Completing projects in-house, such as garage restriping and refurbishing furniture rather than purchasing new pieces, has resulted in significant savings compared to the original budget. These efforts allow us to continue investing in the resort while being thoughtful of HOA resources.
Several high-traffic areas around the resort have received new carpet, including the Terrace and Plaza level hallways in Building 1, as well as the overnight ski locker rooms in Buildings 1 and 3. These updates provide a fresh, vibrant look while adding durability to some of our busiest spaces.
Be sure to stop by the Activities desk during your next visit to learn about new programs and experiences being offered throughout the resort. We are currently offering special discounts on our Sports Simulator and discounted family photo sessions through the end of June. Our Activities team is continually developing new ways to help owners and guests make lasting memories during their stay.
A Few Reminders
As we head into the busy summer season, we’d like to take a moment to share a few reminders that help us provide the best possible experience for all owners and guests.
Grotto Quiet Area:
To preserve the Grotto’s relaxing atmosphere, this space remains designated as a no-talking relaxation area. We encourage guests looking to socialize to enjoy our main indoor and outdoor aquatics areas, allowing those seeking peace and quiet to fully enjoy the calming environment the Grotto was designed to provide.
Smoking Policy:
The Grand Colorado on Peak 8 is a smoke-free property. Smoking is permitted only in the designated smoking area on the main drive, away from the buildings. Smoking is not permitted on unit balconies, patios, or in any indoor or common areas of the resort. As we enter the summer season, we ask everyone to remain mindful of wildfire risk throughout the mountains. With lower-than-average snowfall this winter and dry conditions expected this summer, it is especially important to use designated smoking areas only and properly dispose of smoking materials. Together, we can help protect our mountain community and the beautiful natural environment that makes Breckenridge such a special place to visit.
Pet Policy:
For the comfort of all owners and guests, dogs are not permitted in resort common areas, including the Lobby, pool areas, arcade, movie theaters, or elevators. Dogs are permitted only in outdoor areas, parking garages, stairwells, and the hallway on the floor where their residence is located. These guidelines help us accommodate guests with allergies and ensure a comfortable vacation experience for everyone.
These policies are in place to help provide the best possible experience for all owners and guests, allowing everyone to enjoy the resort’s fresh mountain air, beautiful outdoor spaces, and comfortable accommodations.
As always, our team remains committed to enhancing the resort while preserving the exceptional experience our owners have come to expect. We look forward to welcoming you back to Breckenridge this summer and helping you make the most of everything our resort and mountain community have to offer.
From all of us at the Grand Colorado on Peak 8, thank you for being part of our community. We look forward to seeing you in the mountains soon!
